Run your managed portfolio on LetBuddy, free when you refer landlords

Refer landlords to us and the properties you manage run on LetBuddy free, from the day you start. Or just run them on it. Either way it sits alongside your CRM and client account, not in place of them.

What a managed portfolio gets

  • · Several hundred properties on one account, every feature from day one. There's no larger edition, no per-seat licence and no minimum term.
  • · Priced per property, and an HMO is one property however many rooms it has, each room running as its own tenancy. The rate falls as the portfolio grows and then stops, so a large managed book is a fixed monthly figure.
  • · Unlimited users at no cost, each scoped to named properties with edit or read-only rights, and properties grouped into portfolios. A property manager sees their own patch. A landlord you act for can be given a read-only view of theirs.
  • · Certificate tracking per property: gas, electrical, energy, licensing and alarms, each with its statutory renewal limit and reminders that keep going past the expiry date. The deposit scheme and possession route follow where each property sits.
  • · Case records and Section 8 notices on the post-Renters' Rights Act rules.

Where it sits

Keep your client account and CRM where they are. LetBuddy records rent due, paid and in arrears, but doesn't hold client funds or produce your commission and landlord-statement accounting, and it doesn't list on Rightmove or Zoopla; adverts are shared as a link, so your portal relationships are untouched. It runs alongside what you have, which is why there's no migration to do.

No white label, and no going round you. LetBuddy is LetBuddy in front of your client, so we can't quietly become a competitor for the managed business you already have. A landlord you give a read-only view sees their properties and nothing else: no upgrade prompts, no emails from us beyond the invitation you send, no pitch for an account of their own.

The referral terms

If you send landlords our way, your own managed portfolio runs on LetBuddy free. Every feature, unlimited users, however many properties you manage. From the day you start, not once a run of referrals has added up.

That's instead of commission, not alongside it. The landlords an agent refers usually have a property or two, our charging stops once a portfolio is large enough, and a share of a bill that small is a couple of pounds a month. You'd need twenty-five referrals to earn what a managed book costs here in a year. So we hand over the book instead.

How it ends: it runs in twelve-month terms and renews if three landlords who came through you still have live accounts at the anniversary. That's a low bar on purpose. It tells a working arrangement from a single introduction a long time ago; it isn't a target. If it doesn't renew, you get thirty days' notice and the account moves onto ordinary pricing. Nothing is deleted, nothing is charged for the period it was free, and either of us can stop at any point.

What we won't do is pay for a recommendation you don't believe in.
