Compliance

One postcode sets the rules for that property

Deposit schemes, deadlines and which notices are open to you all change at a border. LetBuddy reads the nation from each property's postcode and applies that nation's rules, so a portfolio that crosses one is not run from a spreadsheet per country.

A working slice of the compliance engine. Switch nation and the deposit schemes, deadline and rent-increase route change with it — those come from the same module the app runs on. The properties are illustrative.

What a missed date can cost

Statutory maximums, each with its source. Software does not stop a penalty. What a record kept at the time changes is the case where you did comply and have to show it later.

  • Protecting a deposit, and serving the prescribed information, within 30 days

A court order to pay the tenant between one and three times the deposit

To show you complied: The scheme reference, the date it was protected, and proof the prescribed information reached the tenant

    Housing Act 2004, s.214
  • Licensing, and the other breaches a rent repayment order can follow

Repaying up to two years' rent — doubled from one year on 1 May 2026

To show you complied: The licence, its dates, and a rent ledger showing what was actually paid over that period

    GOV.UK — rent repayment orders
  • Keeping an in-date electrical installation report, and giving it to the tenant

A civil penalty of up to £40,000, raised from £30,000 on 1 May 2026

To show you complied: The EICR itself, its expiry date, and the date a copy went to the tenant

    GOV.UK — electrical safety standards
  • Registering on the PRS Database, and the new duties under the Renters' Rights Act

Up to £7,000 for a first or minor breach, and up to £40,000 where it is serious or repeated

To show you complied: Registration, the written statement of terms, and the certificates the register expects you to already hold

GOV.UK — civil penalties under the Renters' Rights Act 2025

Where it sits

It sits beside your adviser, your council and the register, not in place of them. LetBuddy holds the dates and the documents and reminds you before each one; it isn't legal advice, and the authority for any rule is the statute and the body that enforces it.

Questions

Does LetBuddy work wherever my properties are in the UK?

Yes. England, Wales, Scotland and Northern Ireland, and not the same tool with a different label. LetBuddy reads the nation from each property's postcode and adjusts. Deposit protection is the clearest case: you get that nation's approved schemes and the deadline that applies. 30 days in England and Wales, 30 working days in Scotland, 28 days in Northern Ireland. Compliance reminders, rent, maintenance and tax records work the same wherever you let.

Do the reminders depend on me signing in?

No. They run on our side and reach you by email, 30 days before a certificate is due, whether or not you have opened LetBuddy since.

Does LetBuddy tell me whether I need a licence?

No. Whether a property needs a licence, and under which scheme, is the local authority's to state. LetBuddy holds the licence, its expiry and the certificates behind it, and reminds you before the date.
