Advertise it, choose someone, and start the tenancy

A void costs more than a year of software. Letting a property yourself normally means an advert written twice, eleven applicants across three inboxes, and then typing the winner’s details into a tenancy agreement from a WhatsApp thread. LetBuddy runs the whole thing from the property record you already have to the tenancy at the end of it.

Advertise it with a link

Build the advert from a property you already have on file — rent and deposit, available from, minimum term, furnishing, bedrooms and bathrooms, EPC rating, council tax band, bills, parking, garden, and whether you will consider pets, sharers, students or benefits. Publish it and you get a link with your photos on it, ready to paste into a Facebook group, a WhatsApp message, a local board, or an email to the tenant who asked first.

Take applications through one form

Everybody answers the same questions: income and employment, current address and how long they have been there, their current landlord and how to reach them, right-to-rent share code, who is moving in, pets, guarantor, and whether there is adverse credit to talk about. Applications that arrive by phone or at a viewing get typed in by hand and sit in the same list, so the comparison is like for like.

Work through them, and reference the shortlist

Each applicant moves along a pipeline you can see at a glance, and each one exports as a PDF if you want it on paper or in front of somebody else. Referencing sits where the money decision actually gets made — after you have shortlisted, before you offer.

Turn the one you pick into a tenancy

Accept an applicant and the tenancy is created from what they already told you — no re-keying a name, an email and a move-in date you have had on screen for a fortnight. From that moment the compliance calendar, the rent ledger and the tenant's reporting link are all running against the new tenancy.

What this is not

It is not portal syndication. LetBuddy does not put your property on Rightmove or Zoopla; those listings are placed through a portal membership, and LetBuddy does not hold one for you or replace one you already have. What you get is a proper advert on a link you distribute — which is what fills a tenancy through a local group, a waiting list or a board outside the door.

It is not a viewings diary or an offers-and-negotiation workflow either. It tracks who applied, what they told you, what came back on them, and what you decided.

Where the tenancy goes next

The accepted applicant becomes a tenancy, and the rest of LetBuddy picks it up: the compliance calendar starts counting gas, electrical and energy certificates against the right rules for that property’s home nation; the rent ledger starts recording what is due and what is paid; and the tenant gets their own link for reporting repairs and opening their certificates.

Which matters more than it used to. Since Section 21 ended in England on 1 May 2026, possession runs on the record kept while the tenancy was running — starting that record on day one, with what the tenant told you at application, is the cheapest version of it there is. What changed.

Common questions

Does LetBuddy list my property on Rightmove or Zoopla?

No. Portal listings are placed through a portal membership, and LetBuddy does not hold one on your behalf. What it gives you is a proper advert on a link you distribute yourself, which covers how most lettings are actually filled outside the portals: local Facebook groups, SpareRoom, word of mouth, the sign in the window, and — if you are an agent — your own portal accounts, which this does not touch or replace.

Is the advert page public? Will it show up in Google?

It is reachable by anyone with the link and deliberately not indexed by search engines. The page carries a specific address and your own contact details, and adverts go stale much faster than a search engine re-crawls them — a link you control is the distribution mechanism, not Google.

Can I stop taking applications without deleting the advert?

Yes. An advert can be live, closed, or live but no longer accepting applications, so you can leave the details up for the people already talking to you while shutting the form. You can also replace the link entirely, which immediately kills the old one.

How does referencing work?

LetBuddy sends you to a referencing provider carrying the details of the application, and you record what comes back against that applicant. No applicant's personal data leaves LetBuddy — a referencing check is a credit search on a named individual, and sending someone's income, employer and date of birth to a third party is a data-sharing decision that needs a signed agreement first, not a convenient default.

Does the applicant consent to being referenced?

The application form asks separately for consent to the privacy terms and consent to referencing, and both are recorded against the application. A check cannot be started against an applicant who has not consented to one.

What happens to the applicants I turn down?

They stay in the list, marked declined or withdrawn. Three months later, when the tenancy you accepted falls through or somebody asks why a particular applicant was not chosen, the record of what you were told and what you decided is still there. A list that quietly drops decided applicants makes that impossible.

Does this cost extra?

No. Letting is part of the per-property price, like every other module — including on the free single-property account. The only thing money buys on LetBuddy is more properties. Referencing itself is paid to the referencing provider, not to us.

Does it handle right to rent?

The application collects the applicant's right-to-rent share code so you have it in one place, and the document goes on the tenancy record once you have checked it. LetBuddy does not perform the check for you — verifying a share code against the Home Office service is something you do, and software claiming otherwise would be selling you a defence you do not have.
