Terms of use

1. Agreement to these terms

These terms govern your use of LetBuddy ("the service"), a property management platform for UK landlords. The service is provided by LETBUDDY LTD ("we", "us"), a company registered in Scotland under company number SC899802, whose registered office is at 24 Manor Road, Gartcosh, Glasgow, Scotland, G69 8AN. Your contract is with that company. By creating an account, you agree to these terms. If you don't agree, please don't use the service. Questions can be sent to hello@letbuddy.co.uk.

2. Your account

You must provide accurate information when creating an account and keep your login details secure. You're responsible for all activity that happens under your account. You must be at least 18 years old to use LetBuddy.

3. Subscriptions and billing

Your first active property is free of charge, indefinitely, with access to every feature — no card is required and there is no expiry date on it. Charges arise only for active properties beyond the first, at the per-property rates published on our pricing page. Adding a property beyond the first requires a payment method to be saved, and charges begin at that point rather than after a trial period — your free property is not time-limited, so there is no evaluation window to run down first. Paid subscriptions are billed monthly or annually via Stripe and renew automatically until cancelled. You can cancel at any time from your billing settings; your access to paid properties continues until the end of the current billing period, and we don't offer refunds for partial periods except where required by law.

When a subscription ends or a payment fails, active properties beyond your free one are archived, not deleted. Archiving hides a property and stops it counting towards your bill; every certificate, tenancy, rent record, document and photo attached to it is retained in full. We tell you by email and in the app when this happens, and everything archived this way is restored automatically, exactly as it was, if you subscribe again. You can also download a complete export of your records at any time, including after a subscription ends, and nothing is erased unless you delete it yourself.

We charge no fee for bank statement import, Making Tax Digital submissions, additional team members, or any other feature listed on the pricing page — the per-property rate is the whole bill. If we increase our published rates, existing subscribers keep the rates in force when they subscribed for as long as their subscription remains continuously active. A locked rate may be adjusted only for inflation: by no more than the increase in the UK Consumer Prices Index over the preceding 12 months, no more than once in any 12-month period, and only on 90 days' written notice. 4. Your data

You own the property, tenancy, financial, and document data you put into LetBuddy. We process it only to provide the service, as described in our privacy policy. You're responsible for the accuracy of the data you enter and for having the right to share any tenant or third-party information you upload.

5. Compliance and tax features

LetBuddy helps you track compliance deadlines, generate notices, and prepare tax submissions, but it doesn't replace professional legal, tax, or accounting advice. You're responsible for verifying that any notice, deadline, or figure LetBuddy presents is correct and appropriate for your specific circumstances before relying on it or submitting anything to HMRC or a third party.

6. Acceptable use

You agree not to use LetBuddy to store or process data you don't have the right to hold, to attempt to disrupt or gain unauthorised access to the service, or to use the service for any unlawful purpose.

7. Service availability

We aim to keep LetBuddy available and reliable, but we don't guarantee uninterrupted access. We may need to suspend the service occasionally for maintenance or updates.

8. Limitation of liability

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited or excluded by law. If you use LetBuddy as a consumer, your statutory rights are unaffected.

Subject to that, LetBuddy is provided "as is". We're not liable for indirect or consequential loss arising from your use of the service, or for loss of profit, loss of anticipated savings, loss of business or goodwill, or loss or corruption of data — including where a compliance deadline, a tax deadline, or a notice period is missed.

Subject to the first paragraph of this section, our total liability to you for all claims relating to the service, taken together, will not exceed the subscription fees you paid us in the month before the event giving rise to the claim. Where your account is free of charge, that amount is nil.

9. Ending your account

You can close your account at any time from your settings. We may suspend or terminate accounts that breach these terms, with notice where reasonably possible.

10. Changes to these terms

We may update these terms from time to time. If we make material changes, we'll notify you by email or via a notice in the app before they take effect.

11. Governing law

These terms are governed by the laws of Scotland.
