Price promise
When our prices go up, yours don't.
Landlords have spent the last two years watching software they already depend on get more expensive — usually with a fortnight's notice and no way to opt out short of moving years of records somewhere else. LetBuddy is not going to do that to you, and this page is the specific version of that commitment rather than the reassuring one.
1. Your rate is locked to the day you subscribed
If we publish higher per-property rates, they apply to people subscribing after that date. Yours stays where it was, for as long as your subscription stays continuously active, and new properties join at your locked rates too, in the band they fall into. The only thing that can ever move it is inflation: we will never raise a locked rate by more than the increase in UK CPI over the preceding 12 months, never more than once in any 12-month period, and never without 90 days' written notice. Not a licence to reprice you — a floor under how far this can drift over a decade, which is the honest version of a promise meant to outlast one.
2. Nothing you already use moves behind a paywall
There is one plan, and everything is on it. We will not introduce a higher tier and move an existing feature into it. If we ever build something genuinely separate and chargeable, it will be additional — never a re-labelling of what your subscription already covers.
3. Your first property stays free
The free property is not an introductory offer with a quiet end date. A landlord with one property can use LetBuddy indefinitely, with every feature, without a card on file. If we ever changed that for new accounts, accounts already open would keep it.
4. You get told first, by email, not by invoice
Any change that could affect what you pay is emailed to you at least 30 days before it takes effect, in plain language, with the old and new figures side by side. You will not find out from a bank statement.
What this does not cover
A promise is only worth reading if it says where it stops.
Inflation, capped and noticed
A locked rate can be adjusted for inflation and nothing else: never by more than the increase in UK CPI over the preceding 12 months, never more than once in any 12-month period, and never without 90 days' written notice. Over a decade that is the difference between a promise we can keep and one we would eventually have to break — and a cap you can check against a published national figure is worth more than an assurance you cannot.
If your subscription lapses and you come back
A cancelled subscription ends the lock. Resubscribing later starts you on whatever rates are published then. Pausing your subscription from your billing settings does not — a pause keeps your lock intact.
Tax and statutory charges
If VAT is introduced on this service or changes rate, the tax element of your bill follows the law. That is not a price rise by us and it is not something we can absorb indefinitely, so it is honest to exclude it.
Third-party costs passed through at cost
If a feature ever depends on a third party charging per use — an official register lookup, say — the cost would be shown separately, at cost, before you use it, and never bundled silently into the subscription rate.
Negotiated rates
If you have a custom rate agreed for a large portfolio, that agreement governs, not this page.
Why we can afford to say this
Because the price is tied to something that grows on its own. LetBuddy charges per property, so a landlord who buys another one pays more without us ever having to send an increase notice — our revenue grows when our customers grow, which is the only kind of price rise anybody is happy about. Software priced per seat or per flat subscription has no such mechanism, which is precisely why it has to reprice its existing base periodically.
Above 14 properties that mechanism stops: the bill is capped at £50 a month, so a landlord who grows past it pays us nothing more. We would rather say that plainly than let it look like an oversight. It holds because portfolios that size are rare enough not to carry the business, and because the alternative — a rate that climbs forever — is what makes software feel like a tax on doing well. The promise below is not underwritten by those accounts.
The free first property works the same way. It costs us very little to run an account that will, in a good number of cases, become a paying one when that landlord buys their next place — and in the cases where it never does, they keep a tool that does its job. That is a better trade than a signup form nobody completes.
Hold us to it
This promise is reflected in our terms of use, which is the document that actually binds us. If you ever think we have broken it, email hello@letbuddy.co.uk and say so plainly — that is a bug report, not a complaint.
Your first property is free forever. No card required.
