Making Tax Digital, without the scramble
HMRC now wants a quarterly update, not a yearly return, and the threshold drops again in April 2027. LetBuddy records rent and expenses in HMRC’s own categories from day one, so the quarter’s figures are already sitting there when the deadline comes round; submissions go through HMRC’s official API once your account is enrolled. Questions landlords ask before signing up
Does LetBuddy work wherever my properties are in the UK?
Yes. England, Wales, Scotland and Northern Ireland, and not the same tool with a different label. LetBuddy reads the nation from each property's postcode and adjusts. Deposit protection is the clearest case: you get that nation's approved schemes and the deadline that applies. 30 days in England and Wales, 30 working days in Scotland, 28 days in Northern Ireland. Compliance reminders, rent, maintenance and tax work the same wherever you let.
What do I need to get started?
An email address and one property. No card, no sales call, no setup fee, nothing to install. Once a property is in, the compliance calendar, rent tracker and document store are live. Adding certificates and tenancies gradually is normal.
Can I move my records over from a spreadsheet?
Yes, two ways. Properties, tenancies, certificates and maintenance records each import from a CSV or Excel file; you see what was read and what didn't match before anything is saved, and likely duplicates are flagged rather than created twice. Or, once you've signed up, email the spreadsheet to hello@letbuddy.co.uk and we'll load it for you, usually within a working day.
Do I need a card to try it?
No. If you have one property, you never will. Your first property is free permanently, with every feature and no expiry date. There's no trial clock because there's nothing to trial: you have the whole product for as long as you want it. Adding a second property asks for a card, and billing starts then, for the properties beyond the first only.
What's the catch with the free property?
There isn't one, and there's no cut-down feature set. A landlord with one property who finds LetBuddy useful may buy a second one day, and we'd rather already be holding their records when they do. If that never happens, it costs us very little to keep the account running.
Does it work for HMOs and properties let room by room?
Yes. A property can run several tenancies at once, one per room, each with its own tenant, rent, deposit and dates. HMO and selective licences sit in the same compliance calendar as gas, electrical and EPC certificates, with the same renewal reminders.
Can I give my accountant or letting agent access?
Yes, at no extra cost. LetBuddy bills per property, never per seat. You choose which properties each person can see and whether they can edit or only look, so an accountant can see the figures without the whole portfolio.
Does it work for a large portfolio, or properties I manage for other people?
Yes to both. The same account runs one property or several hundred, whether you own them or manage them for other landlords. There's no larger edition. Every feature is on from the first property. Users are unlimited and free however big the portfolio gets, each restricted to the properties you name with edit or read-only rights, and properties can be grouped into portfolios. The per-property rate falls as you add properties and then stops, so a large portfolio settles at a fixed monthly figure.
Does LetBuddy replace my accountant?
No. LetBuddy keeps your rent, expenses and Making Tax Digital records organised so your return is straightforward. It isn't a substitute for professional tax or legal advice.
Can I cancel any time, and what happens to my data?
Yes, from your billing settings, with no contract and no cancellation fee. You can export everything you've put in as a file whenever you like, including on the way out, and you can delete your account and its records yourself. Neither needs you to email anyone.
