Where it sits
The dates are the government's published rollout table, read on 15 September 2026, and the £65 fee is as confirmed on 9 September 2026. Which councils belong to which region has not been published, so each postcode is matched by its standard region; if the service publishes a different map, its map wins. A guide, not legal advice.
LetBuddy treats registration as a compliance item next to gas, EICR and EPC: give it the date for your region and the annual renewal is reminded like a certificate.
Common questions
When do I have to register on the PRS database?
It depends on where the property is, not where you live. The service opens on 15 December 2026 for the first region, and each of the nine English regions has its own start date and a three-month window to register before councils can begin enforcement. Enter the property's postcode above for its dates.
How much does it cost?
£65 per property, per year, as confirmed on 9 September 2026. The calculator multiplies it by the number of properties you enter in England.
Which council's rules apply?
The rollout is set by region, and the government has not yet published which councils sit in which region. This tool matches each postcode to the standard region for its council, as shown on the regional pages, which is the best available reading until the service publishes its own map.
What if I have properties in several regions?
Each property takes the deadline of its own region. You can register them all in one sitting once the service opens, but each must be done before its own region's deadline. The results list each one separately and the last deadline across them.
What do I need to register a property?
The address and number of bedrooms, who lives there and the rent, and copies of the current gas safety certificate, electrical report and EPC, plus any licence number. The results end with a checklist you can download.
Is this only for England?
Yes. A postcode in Wales, Scotland or Northern Ireland is shown as outside this database.
What happens to the postcodes I enter?
They are sent to our server, which looks up the council and region with postcodes.io, a free public postcode service, and returns the answer. Nothing is stored. Enter the property's postcode, not your home address.
Have the certificates ready before the date
Your first property is free, permanently. Keep each gas, electrical and energy certificate with its expiry date against the property, so the register's questions are already answered.
