Landlord compliance check-up: how covered are you?

Ten things a landlord in England should be able to show.

Answer each one, then see your score and exactly what to do about any gap. It takes about three minutes.

  1. 1.Does every property with gas have a gas safety certificate under 12 months old?

Checked by a Gas Safe engineer. Answer Yes if no property has gas.

  2. 2.Is there an electrical installation report (EICR) under five years old, and has the tenant had a copy?

Required for every tenancy. The penalty maximum is £40,000.

  3. 3.Does each property have a valid EPC rated E or better, which the tenant has been given?

An EPC lasts 10 years. A property below E needs a registered exemption.

  4. 4.Is there a working smoke alarm on every storey and a carbon monoxide alarm in each room with a fixed combustion appliance?

Tested on the first day of each tenancy. Gas cookers don't count; boilers and wood burners do.

  5. 5.Is every deposit in a government-approved scheme, with the prescribed information served within 30 days?

Both halves count. A deposit protected late is still a breach.

  6. 6.Did you check every adult tenant's right to rent before the tenancy started, and keep copies?

England only. Keep copies for the tenancy plus a year after.

  7. 7.Have you confirmed with the council whether each property needs an HMO, additional or selective licence?

Five or more people from two or more households is mandatory; councils designate other areas.

  8. 8.Do you know your region's PRS Database date and have the certificates ready to upload?

Registration starts 15 December 2026, region by region, at £65 a property. It asks for gas, EICR and EPC copies.

  9. 9.Can you show, for each tenancy, what rent was due and what was paid in every period?

The ledger a court asks for in an arrears claim, and the base of your tax return.

  10. 10.Are repairs, tenant messages and notices logged with dates, in one place you could hand a solicitor?

Since 1 May 2026 possession rests on grounds, so the record is the case.

0 of 10 answered. Your score and to-do list appear when you finish.

Where it sits

A self-assessment, not an audit. A Yes means you believe the item is in place, not that it would satisfy a council or a court. Duties and sources are those published on GOV.UK for landlords in England.

LetBuddy keeps each certificate, expiry date, deposit reference and rent record against the property, and emails you 30 days before anything is due.

Common questions

What does the check-up cover?

Gas safety, the electrical report, EPC, smoke and carbon monoxide alarms, deposit protection, right to rent, licensing, the PRS Database, your rent ledger and your records.

Is it legal advice?

No. It points to the duties GOV.UK sets out for landlords in England and the evidence you should be able to produce. Take advice on your own tenancy.

Does it store my answers?

No. It runs in your browser. If you ask for an emailed copy, we send it once and do not keep your address or answers. The weekly digest is a separate, unticked choice with a confirmation email.

Does it work in Wales, Scotland or Northern Ireland?

No. Several of these duties differ there, including registration, licensing and deposit rules. This check-up is for properties in England.
