Check a rental property by postcode
Type the postcode and get three answers in seconds: the EPC on the government register and when it runs out, the council's licensing schemes, and when the property has to be on the landlord register.
Where it sits
It answers from public records and the schemes we track, and links to each source. The council's own checker decides whether a particular address needs a licence, and GOV.UK is the authority on the register.
The EPC register covers England and Wales. For property in Scotland and Northern Ireland, the check shows the council and how registration works there.
Common questions
Where does the EPC come from?
The government's energy performance of buildings register for England and Wales, looked up by postcode when you press Check. The expiry shown is ten years from the date the certificate was registered, which is how long a domestic EPC is valid.
How do I know if my property needs a licence?
The check shows the selective and additional licensing schemes we track for the property's council, and whether the property's ward is among the areas the council lists, where it lists them. The council's own address checker is the final word, and the result links to it. Any house shared by five or more people from two or more households needs a mandatory HMO licence anywhere in England.
When do I have to register on the landlord register?
It opens region by region, from 15 December 2026 in the West Midlands, then one region a month, each with three months to register, at £65 a property. The check works out your region from the postcode and shows its window.
Is anything I type stored?
No. The postcode is looked up and the answer is shown; nothing is kept unless you choose to save the property to a free account.
What does saving it do?
It creates a free account with this property already in it, the EPC expiry and your register deadline on its calendar, and an email before each one. Your first property is free for good, and no card is asked for.
