East Midlands: register your rental property by 14 May 2027
Property in the East Midlands has to be on the government's Register Your Rental Property service between 15 February 2027 and 14 May 2027. The service itself opens on 15 December 2026, so you can go early; you cannot go late without councils being able to act.

Is your property in the East Midlands?
The deadline follows the property, not the landlord. The government's own example: a landlord living in London with a property in Birmingham meets the West Midlands deadline. So a portfolio spread across regions has a different date for each address.
The service has not published its own map. The rollout table uses the names of the nine standard regions of England, which for East Midlands means:

What you'll need to have ready
The list the government has published for the service, grouped the way you'll gather it. Everything here is per property, and the certificate copies have to be the current ones each year.
You, and a GOV.UK One Login
Name, date of birth, residential address, phone and email. A company or trust gives its legal entity, registered address, Companies House number where it has one, and the people who act for it. Someone acting under a power of attorney, as an executor or as a receiver uploads the document that gives them that authority.
The property
Address; ownership type and dwelling type; number of bedrooms; whether it is currently let; and the name and email of the freeholder, any superior landlord, and the property manager if there is one.
The tenancy
Number of occupants and number of households; whether the property needs an HMO, additional or selective licence and the licence numbers if it has them; whether it is let furnished, part-furnished or unfurnished.
The rent
The rent charged and how often it is paid, and whether it includes any utilities — and if so, which.
Gas, electrical and energy certificates — the copies
A copy of the gas safety record and its issue date, if the property has gas. A copy of the EICR (or an Electrical Installation Certificate) and its expiry date. Whether you had to give the current tenant an EPC and, if so, a copy of the most recent one; if it has expired, the date the tenancy started; and if it rates below the minimum standard, which MEES exemption is registered.
What to do before 15 February 2027
Nothing on the list above is new information — every landlord is already required to hold it. What is new is being asked for all of it in one place, per property, inside a three-month window, with a fee and a fine attached. The preparation is finding it now.
- Check the three certificates for every property in the East Midlands. If a gas record, EICR or EPC expires between now and 14 May 2027, the copy you upload will be the renewed one — book the inspection so it lands before you register, not after.
- Write down the tenancy figures the register wants. Occupants, households, furnished or not, rent and its frequency, and which utilities the rent includes. The occupant and rent figures change mid-tenancy, and the register expects to be told.
- Find the licence numbers. If the property is in a selective or additional licensing area, or is a licensed HMO, the register asks for the number. The register sits on top of licensing; it does not replace it.
- Set up a GOV.UK One Login if you do not have one; the service runs on it. Sign up to GOV.UK alerts for the guidance the government has said is coming.
- If you also own elsewhere, you can register every property in one sitting from 15 December 2026; the only rule is that each one is registered before its own region's deadline.

The rollout is one region a month from 15 December 2026, and every landlord letting in England has to be registered by 14 November 2027.

Agents, empty properties, adverts
Agents. The landlord starts and ends the registration. You can agree that your agent or property manager provides certain information on your behalf, and the government has said it will publish guidance for agents on what that covers before launch. Whatever they upload, the landlord remains responsible for all of it.
Empty properties. Not yet. During the rollout only let properties have to be registered. A later step will require unoccupied properties to be registered before they are marketed, and the landlord and property identifiers to appear on adverts — the landlord's and the agent's alike.
Exempt. Supported exempt accommodation under the Supported Housing (Regulatory Oversight) Act 2023 does not have to register. Everyone else letting on an assured or regulated tenancy does.

The dates, fee and requirements on this page are copied from the government's Housing Hub page for the service, read on 15 September 2026, and from the 9 September 2026 announcement. Regulations and GOV.UK guidance are still to be published; the government has said guidance for agents comes before launch, and that what tenants will be able to see comes later. This is not legal advice.
The service has not published which councils sit in each region. The areas listed here are the standard region as the government draws it for statistics, which is the name the rollout table uses. If your property is near a regional boundary, check the government's guidance when it is published rather than relying on this list.

What if I own property in the East Midlands and in another region?
Each property takes the deadline of the region it is in. You can register all of them at once from 15 December 2026 if you would rather do one sitting; you only must register each one before its own region's deadline.
How much is the PRS database fee?
£65 per property, per year, renewed annually. During the rollout the fee is pro-rated so that landlords in the earlier regions do not pay more than those registering later.
Can my letting agent register for me?
Not on their own. The government has said landlords are responsible for starting and ending the registration, and can agree with an agent or property manager to provide certain information on their behalf — with guidance for agents to be published before launch. The landlord stays responsible for everything on the register.
Do I need to register an empty property?
Not yet. During the rollout only properties that are let, or become let, have to be registered. Future legislation will require unoccupied properties to be registered before they are marketed, and registration numbers to appear on adverts; the government has said it will give guidance before that starts.
